What you'll do...
The Director of Real Estate – Fuel Strategy & Development provides enterprise leadership over the planning, execution, and performance of fuel development across Walmart and Sam’s Club. This role owns end-to-end delivery of fuel projects—driving consistency, capital efficiency, and operational reliability across a complex, high-volume portfolio.
You will serve as the single point of accountability for fuel development performance, aligning Real Estate, Design & Construction, Operations, Finance, and Compliance to deliver projects on time, on budget, and built to support long-term operational success.
This role operates at the intersection of strategy and execution—balancing growth acceleration with disciplined capital management and risk mitigation.
What you'll do:
Enterprise Fuel Program Leadership - Own end-to-end performance of fuel development across Walmart and Sam’s Club.
- Establish a single, consistent operating model for fuel PMD execution across banners.
- Drive accountability across the portfolio—schedule, cost, quality, and operational readiness
Program Execution & Delivery - Lead execution of a high-volume, capital-intensive fuel pipeline from concept through opening.
- Ensure consistent delivery against entitlement, permitting, and construction milestones.
- Identify and actively manage critical path risks (permitting, utilities, vendor performance, commissioning).
Capital Planning & Cost Discipline - Own fuel capital planning, forecasting, and delivery performance.
- Drive cost control through vendor strategy, procurement alignment, and change order discipline.
- Improve capital efficiency through standardization, scope control, and design optimization.
Cross-Functional Alignment - Align Real Estate, Construction, Fuel Ops, Finance, Legal, and Compliance around shared priorities and timelines.
- Serve as the escalation point for cross-functional risks, trade-offs, and decisions.
- Strengthen partnership with Fuel Ops to ensure seamless transition from construction to operations.
Vendor Strategy & Performance Management - Establish and manage vendor strategy across fuel (GCs, equipment providers, consultants).
- Drive performance standards, accountability, and consistency across the vendor ecosystem.
- Address systemic delivery gaps (e.g., equipment delays, commissioning readiness, schedule variance).
Strategic Initiatives & Continuous Improvement - Lead initiatives to improve cycle time, permitting velocity, and execution consistency.
- Standardize processes and implement tools that increase visibility and reduce friction.
- Translate field performance into actionable improvements for future pipeline delivery.
Regulatory & Compliance Oversight - Ensure adherence to all fuel-specific regulatory requirements, permitting processes, and safety standards.
- Partner with Compliance and Public Affairs to mitigate risk in complex jurisdictions.
- Lead escalation and resolution of high-impact regulatory issues.
Team Leadership & Talent Development - Build and lead a high-performing team focused on fuel program delivery.

What you'll bring:
Fuel / Multi-Site Development Leadership - Proven experience leading complex, multi-site development or construction programs—preferably fuel, retail, or infrastructure-heavy environments.
- Demonstrated success delivering high-volume, capital-intensive portfolios.
Enterprise Execution Mindset - Ability to operate across strategy and execution—driving results while shaping long-term program direction.
- Strong bias toward action, accountability, and problem-solving in complex environments.
Capital & Financial Acumen - Experience managing large capital programs, including forecasting, cost control, and return optimization.
- Strong discipline around budgets, change orders, and vendor negotiations.
Operational & Risk Awareness - Deep understanding of permitting, utilities, commissioning, and operational readiness risks.
- Ability to identify systemic issues and drive durable solutions.
Cross-Functional Influence - Proven ability to lead through influence across diverse teams (Real Estate, Ops, Finance, Legal, Compliance).
- Strong executive communication and alignment skills.
Vendor & Program Management Expertise - Experience developing vendor strategies and managing performance at scale.
- Ability to drive consistency across fragmented delivery environments.
Leadership & Talent Development - Track record of building, developing, and retaining high-performing teams.

The annual salary range for this position is $110,000.00 - $220,000.00
Additional compensation includes annual or quarterly performance bonuses.
Additional compensation for certain positions may also include Regional Pay Zone (RPZ) (based on location).
